Housing Market Update: Dynasty Realty Offering Dream Homes to Prospective Buyers

Rockford Hills, San Andreas – After almost a year of anticipation, Dynasty Realty has announced listings for the first wave of open market homes will be released starting tonight. With a diverse range of properties available, Dynasty Realty aims to make the home buying process as seamless as possible for all interested individuals.

What is Dynasty Realty?

Dynasty Realty is San Andreas’ premier real estate expert and has been serving the state since 2021. Situated in the upscale neighborhood of Rockford Hills, Dynasty Realty’s office is conveniently located and provides plenty of space for the realty team to meet with prospective homebuyers.

The company originally opened business in early April 2021 under the name “PD Realty”, standing for Paxton Devine Realty. The original owners were James Paxton and Samantha Devine. On a groundbreaking day the two including their sole employee, Jin Young Jae, procured properties in Mirror Park, South Los Santos, and Davis. Shortly after establishing the company, Mr. Paxton was elected to state representative and handed his stake within the company to Mrs. Devine and Mr. Jin. For a short while, the company was referred to PDJ Realty to include the newest owner of the business, Jin Young Jae.

After Mr. Devine’s term as governor, Mrs. Devine decided to tour and vacation Europe with her daughter. She retains co-ownership but currently, Jin Young Jae runs the daily duties, procurement of properties, and supervises a team of realtors. With this change, the company was renamed “Dynasty Realty” as Jin and Mrs. Devine felt the new branding moves away from vocal ownership and instills the ethos that the company is a team of individuals building a legacy.

Where are the listings and what can we expect?

Let’s face it. You’re probably reading this for the listings and all the info you can get on the home-buying process. Look no further than the company’s website, https://dynastyrealty.org/, for their page of available listings. The initial wave of available properties is estimated to include approximately 40 homes from various locations throughout the state of San Andreas, with more being added as inventory is sold. The prices of these homes vary depending on their area and features. For example, the cheapest homes can be found in the northern part of the city, starting at around $80,000, while the most luxurious properties can reach prices as high as $5 million.

For those looking to make a purchase, it is important to note that a minimum down payment of 50% is required. However, if a bidding process or lottery is involved, the minimum down payment increases to 70%. Regardless of whether the payment is made in cash or financed, the quality of a bid is not impacted. Therefore, buyers with varying payment readiness have an equal chance to secure their desired property.

Bidding caps will be set for popular properties, and the realty team at Dynasty will manage the process. Interested buyers can initiate the closing process with a realtor. This process may take up to four days to confirm no other interested parties are present. In the event that multiple buyers attempt to close on the same property, a bidding and lottery process will be held. The bid caps for homes will remain undisclosed to ensure fairness, and Dynasty Realty’s experienced team will handle the entire process.

Once the bid is won, it can take another three days or more to verify funds, finalize any loans, notarize paperwork, and officially close on the property. A list of notaries can be found here. Loan payments for the purchased homes are scheduled to go out every two weeks as invoices that need to be paid before the next payment arrives. The exact number of payments and terms will be negotiated with your realtor if a loan is being taken out for the home.

It is crucial for buyers to ensure timely payments of their loan invoices, as late payments will incur a 20% late fee based on the payment amount.


Do they only sell homes?

While selling homes is a significant part of what Dynasty Realty does, they’re also the primary company for interior renovations for homes in San Andreas. The company offers renovation services for interior floorplans and basement additions.

Renovations
There are numerous available floorplans for homes in San Andreas. Dynasty Realty is the primary company for interior renovations and are viewable on our site HERE. If the floorplan is appropriate for your property, you can approach a realtor for renovation. Dynasty Realty does charge a fee for renovations and once a floorplan is installed, it cannot be re-renovated for a determined time. Be advised this process can take several days as contractors will be contacted and actively working on the property to ensure it meets Dynasty Realty standards.

Basement Additions
Certain properties are able to have a basement constructed underneath them. If a homeowner would like a basement constructed, they can contact the Dynasty Realty team where a realtor will assess the property in question and see if the foundation is sound for basement construction. Of note, typically homes on stilts, condominimums, and many trailer homes are unable to realistically have a basement constructed below. There is a fee for constructing a basement and Dynasty Realty will invoice the customer prior to completion. In addition, the market value of the home will also increase to reflect the increased value of the property.

To enhance the overall living experience, Dynasty Realty is also offering mailbox installation services to homeowners. Existing homeowners are encouraged to contact a realtor at Dynasty Realty to arrange the setup of their mailbox if they don’t have one yet and to ask any questions regarding them.
